Plumbing, electrics, plastering, flooring, tiling, joinery, kitchen, bathroom and decoration are all delivered by us and sequenced by us. Nothing waits on a subcontractor who has taken another job, and nobody stands between two trades arguing about who was meant to do what. If something is not right, there is one person to call.
Most London flats need a licence to alter for anything structural, and managing agents set their own rules on working hours, lift use, waste routes and protection of communal areas. We work to those conditions from day one, provide the insurance and method details your agent will ask for, and keep the block on side. Getting this wrong stops a job dead, so we deal with it before we start rather than after a complaint.
After a free site survey you receive a written itemised proposal covering the entire property, plus a programme showing what happens in each week. You know when the flat will be unusable, when services go off, and when you can move back in. Nothing is added to the cost without your written agreement first.
All labour is covered by our 12-month guarantee, backed by £5 million public liability insurance, alongside manufacturer warranties on the products installed. We are BIFIS members, rated Excellent on Google and we complete 60 to 70 projects a year across Greater London.
Two to four weeks for most bathrooms, from strip-out to handover. A straightforward refit sits at the lower end. A wet room, a reconfigured layout, or a room needing structural work sits at the upper end. Tanking and tiling need proper drying time, so any company promising a bathroom in a week is skipping something.
Three to five weeks in most cases, with worktop templating adding around ten days between the units going in and the surfaces being fitted. We build that gap into the programme rather than discovering it halfway through.
It depends on the size of the room, the condition of what is behind the existing surfaces, and the specification you choose. We do not publish price ranges because a figure that ignores your property is not useful to you. Our estimator visits, measures, checks the substrate, pipework and access, and gives you an itemised written quotation covering every element of the work, with exclusions stated plainly. The visit is free and there is no obligation.
Yes. Every complete bathroom we build is fully tanked and membraned before a single tile goes on, with falls set and checked before screeding. This is standard on every project, not an upgrade line on your quote. Bathrooms fail behind the tiles, and waterproofing is the part you will never see but will pay for twice if it is skipped.
No. We coordinate every trade your project needs, including Gas Safe and NICEIC-certified specialists where the work requires them. You have one point of contact and one programme.
Usually yes for a single bathroom or kitchen, provided there is another bathroom or a workable temporary kitchen. For a full apartment refurbishment, most clients move out. We will tell you honestly at survey stage which applies to your project.
Yes, and most of our work is in flats. We work within block access hours, book lifts where required, protect communal stairs and hallways, and clean the site at the end of every working day. If your freeholder or managing agent needs paperwork before work starts, tell us at survey stage and we will provide it.

Yes. Completed projects are on our website and Instagram, and we can put you in touch with previous clients on request.
